Horseshoe House

Located in the picturesque region of Lower King, Western Australia, this three-level modern contemporary residence redefines luxury family living—aptly named Horseshoe House—is a fusion of architectural elegance, sustainable planning, and lifestyle-oriented design, all while responding to the site’s dramatic natural elements.

Set on an expansive 10,000m² block, the property boasts a total building area of 1,076m², carefully positioned to maximise panoramic views over the Great Southern. The layout embraces the contours of the hillside, and its iconic “horseshoe” footprint has been strategically crafted to shield against strong coastal winds, while opening up the home to sunlight and unobstructed views.

Architectural Design & Exterior

With estate covenants restricting the use of white on external finishes, the architectural response called for a rich blend of concrete, natural stone, metal cladding, and expansive glazing. The result is a low-maintenance exterior that remains timeless, textured, and bold—perfectly suited to the harsh West Australian climate.

The form and façade feature clean horizontal lines, robust materiality, and subtle curvature—emphasising contemporary design principles while reflecting the coastal context. Every material was chosen for its durability, thermal performance, and visual harmony.

Interior Features & Lifestyle Spaces

The home comprises:

  • 4 spacious bedrooms

  • 4.5 designer bathrooms

  • A private office and theatre room

  • Gym and games room for family recreation

  • Standalone alfresco area for entertaining

At the heart of the property lies a stunning double void central living space, allowing natural light to cascade through the home and offering a dramatic spatial experience. This vertical openness is balanced with zones of privacy and retreat, accommodating both family interaction and individual solitude.

Outdoor Amenities

Architectural luxury extends outdoors, where the home includes:

  • A full-size tennis court

  • A half-court basketball arena

  • A roof garden oasis

  • A sleek infinity lap pool overlooking the valley

These features establish the property as a multifunctional private resort, perfect for hosting, wellness, and enjoying Western Australia’s coastal lifestyle.

Environmental Considerations

Horseshoe House is not just beautiful—it’s smart. Using data-driven passive design strategies, the home is oriented and configured to combat environmental challenges such as:

  • Prevailing winds

  • Limited natural shading

  • Seasonal sun paths

The roof gardens aid in natural insulation, while expansive glazing and controlled openings help to regulate internal temperatures and connect the indoors with the natural surroundings.
